Construction & fitout of freestanding 3 storey building comprising 804sq m of floor space, within Block X, for use as a restaurant & bar, most appropriately described as a pub. The charcoal building is oval in shape, with floor plates of varying sizes stacked on top of each other to create an overhang effect. The internal floor plates will be open plan and on the upper levels have access to large usable landscaped outdoor terraces via operable glazing. Planter boxes are provided around the perimeter of the terraces will resemble several stacked shallow bowls of different diameters and shapes. The building, which will be situated at the southern end near King St Wharf, will have a casual lower floor, a more premium restaurant on the middle floor and a rooftop garden bar. The main entry to the building will be from the corner of Transport Pl & Lime St. Lift. Operable glazing is also provided along sections of the north and west facades in order to provide future access from within the tenancy to the outdoor space around the building. Internal access between floors is provided via internal stairs and a lift. Future planting along the perimeter of each level by future tenant. Construction of the structural slab and piling (including associated earthworks and remediation) for Building R1 outside of the basement carpark diaphragm wall. Fitout works comprise: Ground floor - bar & kitchen/servery for indoor & outdoor seating located on the western & northern side of the building; entry foyer to the upper floors; toilets & amenities; back of house storage; removable elements in the outdoor areas such as landscaping and controlled access. Level 1 - restaurant & bar with indoor & outdoor seating & full line kitchen. Level 2 bar with indoor & outdoor seating & amenities serving levels 1 & 2. The facade is emphasised as 3 horizontal layers, with dark timber, fixed opaque or clear glazing & metallic finishes, clear glass windbreak, concrete planters, concrete roof. Landscaping.
