The former Henry Waymouth Centre at 100 Waymouth Street, Adelaide has been put on the market by its owner, Waymouth Pte Ltd. It is a private company based in Singapore and is directed by Stephen Westaway of Lower Mitcham, and Guay Heok Ng and Pang An Koh, both of Singapore. Oliver Totani, Rory Dyus and Guy Bennett of Knight Frank are handling the sale.
The A-grade office building is comprised of 13 storeys including ground floor retail and was developed by Hooker Corporation and completed late in 1989. It has 12,305 sqm of net lettable area, typical floor areas of 1,000 sqm and was awarded a 5.5 star NABERS rating. 100 Waymouth Street is just over 75% leased and occupied by Beyond Bank and Origin Energy, both on long leases.
The building last traded at $73 million in 2015. That sale represented an initial yield of 6.78% on passing income of $4,945,750.
