The latest research from Docklands Cityscope shows that commercial property sales have increased in total value mainly due to the settlement of the $223.25 million sale of 818 Bourke Street. For the quarter to January 2019, there were 15 sales at a total of $231.1 million, compared to the 17 sales at a total value of $37.5 million for the previous quarter. The yearly figures have decreased, with 53 sales at a total value of $1.608 billion for the twelve months to January 2019, compared to the 77 sales at a total of $1.820 billion for the previous year.

Notable sales in the January 2019 update of Docklands Cityscope include:

  • 818 Bourke Street
    Also known as the Ericsson Commercial Tower, comprising six levels of office space above a car park of three split levels with a net lettable area of 23,322 sqm and parking for 174 cars and 165 bicycles, which was bought for $223.25 million as part of the $645 million acquisition of a four-tower portfolio and  
  • 26-28 Little Docklands Drive
    A vacant stratum lot being approximately 6,331 sqm footprint from ground to height at RL8.10m, approximately 5,391 sqm plane from height at RL8.10m to RL24.3m and approximately 3,970 sqm plane from height at RL 24.3m and above, was bought for over $1.845 million.

Properties listed as for sale in the January 2019 update of Docklands Cityscope include:

  • 377 Docklands Drive
    Currently a paved car park on a site of 2,497sqm with office or retail space from 60 sqm to 1,260 sqm in the proposed Escala NewQuay development, for sale off the plan through Colliers International Melbourne; 
  • Unit 13 at 42 Newquay Promenade
    A 323 sqm ground floor retail area on the south-western corner of the Sant' Elia, is available for sale through Melbourne Commercial Group and
  • Lot 101 at 838 Collins Street
    A commercial unit on level one to Import Lane with a solar panel on level 4 mezzanine, was for sale at an asking price of $475,000 through Knight Frank Melbourne. 
     

Leasing opportunities listed in the January 2019 update of Docklands Cityscope include:

  • 637 Flinders Street, Tower 1 of the WTC Wharf complex
    A twin-tower complex with two distinct but inter-connected office buildings sharing three levels of parking, which has proposed extensively refurbished office space from 650 sqm to 25,716 sqm for pre-lease through Colliers International Melbourne and Cushman & Wakefield Melbourne and
  • 440 Docklands Drive, Stages 2 and 3 of the Waterfront City development
    Completed in late 2008, which a number of integrated two and three-storey buildings and two levels of basement parking for about 1,550 cars. Office space of 2,000 sqm to 8,000 sqm in the proposed Woodwork, an 8,000 sqm four-level office development above The District, is for pre-lease through Colliers International Melbourne and CBRE Melbourne.
