The latest research from St Kilda Road Cityscope shows property sales value have slightly increased in the past three months. For the three months to October 2018, there were 325 sales at a total value of $242.5 million, an increase from 277 sales at a total value of $236.3 million from the previous quarter. This data brings the 12-month total to $1.383 billion from 1,354 sales, a slight decrease from the $1.459 billion from 992 sales recorded over the previous year.

Recent standout sales in October 2018 update of St Kilda Road Cityscope include: 

  • 52 Albert Road, South Melbourne, a four-storey office building with a 20-space basement car parking area; completed 1982 and strata subdivided into four units each on one whole floor with a total building area of 1,732 sqm, which was sold for about $8.65 million through Lemon Baxter and Colliers International Melbourne; 
  • 49-51 Stead Street, South Melbourne, a 4-storey office building, completed in 1985, renovated in 1990 with eight undercover car parking spaces to Palmerston Place and a net lettable area 1,015 sqm, which was sold for $6 million through Dixon Kestles and
  • Unit 801, 74 Eastern Road, South Melbourne, a 3-bedroom residential apartment with a wrap around balcony on level 8 including four car parks on the ground and level 1, was sold off the plan for $5.367 million.
