Commercial Market Update - Norwest Cityscope May 2021

The latest research from Norwest Cityscope shows an increase in the total sale value over the last quarter. For the three months to April 2021, there were 14 sales at a total value of $49.9 million, compared to the 17 sales at a total value of $19.5 million for the three months to January 2021, and 17 sales at a total value of $25.2 million recorded for the three months to October 2020.

This data brings the 12-month total to $148 million, a decrease from the $410.4 million recorded the same time last year.

The table below shows sales recorded for the last eight updates of Norwest Cityscope.

Notable sales recorded in the April 2021 update of Norwest Cityscope include:

  • 8 Lexington Drive, Bella Vista, a single storey large warehouse and showroom, converted in 2017 from a Bunnings retail store; comprising 7,678 sqm of warehouse space and 591 sqm of office space on a 17,130 sqm block, which was bought for $26.25 million and
  • 4 Lexington Drive, Bella Vista, a service station and a cafe, completed mid 2020. The total site area is 4,586 sqm comprising 2,813 sqm of service station and 1,773 sqm of nature strip along Lexington Drive and Norwest Boulevard, which was bought for $11.65 million.

Some strata properties for sale in the April 2021 update of Norwest Cityscope include

  • Suite 4 in Parkview Business Centre at 1 Maitland Place, Norwest, a commercial suite comprising 160 sqm on level one of Block B and 89 sqm of parking on level one of Block B within an office and warehouse complex, which is for sale with an asking price of $1,050,000 through agents Coutts Real Estate North West and Norwest Commercial & Industrial Baulkham Hills;
  • Suite 307 in 10 Norwest Central at 10 Century Circuit, Norwest, a commercial suite comprising 171 sqm on level three and 95 sqm of parking on the ground floor and basement level one of a five-storey office building with ground level retail above two levels of basement parking, which is for sale with an asking price of $1,300,000 through Partner Commercial Property Norwest and
  • Unit 217 in T1 Norwest at 14-16 Lexington Drive, Bella Vista, a commercial suite of 171 sqm on level two, in the north east part of a five-storey concrete panel commercial building, plus 5 car spaces on level two, which is for sale with an asking price of $1,050,000 through Norwest Commercial & Industrial Baulkham Hills.

Leasing opportunities in the April 2021 update of Norwest Cityscope include:

  • Norwest Quay at 21 Solent Circuit, Norwest, a four-storey office building with 10,836 sqm of net lettable area, above three levels of basement parking for 427 cars, which has office space ranging from 500 to 1,035 sqm available for lease through Colliers International and Norwest Commercial & Industrial – Baulkham Hills;
  • 8 Solent Circuit, Norwest, a two-storey office and warehouse building with parking to the rear and side for 100 vehicles, refurbished in mid 2013 with a building area of 4,876 sqm; which has office and warehouse space ranging from 500 to 1,500 sqm available for lease through Colliers International and Norwest Commercial & Industrial – Baulkham Hills and
  • Vantage at 7-9 Irvine Place, Bella Vista, a 5-storey commercial building with a cafe at ground level and undercover parking for 569 cars, completed early 2011; which has office space ranging from 238 to 530 sqm available for lease through CBRE Western Sydney.
