Commercial Market Update - Parramatta Cityscope September 2021

The latest research from Parramatta Cityscope shows sales have increased in terms of sales value. In the quarter to September 2021, there were 22 sales at a total value of $90.5 million, compared to the 15 sales at a total value of $13.7 million in the previous quarter but have decreased from the 20 sales at a total value of $148.7 million in the quarter to March 2021.

The 12-monthly sales value has decreased significantly, with 69 sales at a total value of $279.1 million for the year to September 2021, compared to the 69 sales at a total value of $1.232 billion for the previous year.

The table below shows sales recorded for the past eight updates of Parramatta Cityscope.

Notable sales in the September 2021 update of Parramatta Cityscope include:

  • 9 Wentworth Street, Parramatta, a seven-storey office building of 7,650 sqm with 6 levels of office space, ground floor foyer and restaurant, and basement parking for 91 cars, completed in 1988 and formerly known as Wentworth Place, which was bought for $64 million through Knight Frank Sydney and Colliers International. The sale represented an initial yield of 5.78% on passing income of $3,760,000;
  • NIB Dentalcare Centre at 28 Grose Street, Parramatta, a two-storey office building with off-street parking for six cars to the rear; reconstructed in 1989 with part of the ground floor refurbished in 1997, which was bought for $5.6 million and
  • Hibbert-McLennan House at 36-40 Station Street East, Harris Park, three 2-storey semi-detached terrace houses; restored in 1984 as 15 units, in a joint venture between the Federal and State Governments and currently used as the Harris Park Centre Hostel, which was bought for $3.45 million through Richardson & Wrench Parramatta.

Properties for sale in the September 2021 update of Parramatta Cityscope include:

  • Coomerton Terrace at 92 Harris Street, Harris Park, a 2-storey semi-detached brick house with parking to the rear and 90 Harris Street, Harris Park, a 2-storey semi-detached brick house, which are for sale together through Colliers International Sydney West and
  • Unit 79 in the Civic Arcade at 48 George Street, Parramatta, a 514 sqm unit which comprises the entire fourth floor, which is for sale through Raine & Horne Commercial Parramatta and
  • Unit 2 at 140 Marsden Street, Parramatta, comprises 104 sqm of retail space on the ground floor fronting Marsden Street and one car parking space in basement level 1, which is for sale with an asking price of $2.5 million through Khoury & Partners Parramatta. The unit was advertised with a passing income of $152,883.48 per annum.

Leasing opportunities listed in the September 2021 update of Parramatta Cityscope include:

  • Eclipse Tower at 60 Station Street East, Parramatta, an A-grade, 22-storey building comprising 19 levels commercial office space over ground floor retail and two levels of basement parking for 144 cars and 193 bicycles, which has office space ranging from 350 to 11,910 sqm available for lease through JLL Parramatta;
  • 16-18 Wentworth Street, Parramatta, an 8-storey commercial building with parking for 74 cars on three basement levels; completed mid-1991, which has office space ranging from 200 to 4,820 sqm available for lease through JLL Parramatta and Ray White Commercial Western Sydney and
  • 85-97 Macquarie Street, Parramatta, currently a development, to be a 13-storey commercial building with ground floor retail premises, 9,666 sqm of office space and 4 levels of basement parking for 26 cars including one accessible space, one shared car space and 54 bicycle spaces, which has office space ranging from 365 to 6,859 sqm available for pre-lease through Colliers International Sydney.
