Commercial Market Update - Sydney Units Cityscope January 2022

The latest research from Sydney Units Cityscope shows that apartment sales in Sydney’s CBD have decreased in total sales value in the last quarter. The last three months to January 2022 recorded 260 sales for a total of $755.4 million, a decrease from the 318 sales for a total of $1.462 billion recorded in the quarter to October 2021 and from the 590 sales for a total of $912.1 million recorded in the quarter to July 2021.

The 12 months leading up to January 2022 recorded 1,271 sales for a total of about $3.31 billion, an increase from the 474 sales for a total of $698.5 million, for the same time period the year before.

The following new off-the-plan sales included in this update are from:

  • Tower A at 6 Loftus Street, Tower B at 18 Loftus Street & Tower C at 15 Young Street, Sydney.

Notable sales this quarter include:

  • Lot 46, known as Unit 6501, at One Barangaroo Crown Residences, 1 Barangaroo Avenue, Barangaroo, a 1,508 sqm, 2-storey residential apartment comprising 731 sqm on the entire level 65 and 652 sqm on level 66, including 4 covered terraces on each level, plus a garage of 110 sqm and a storage area of 15 sqm, both on basement level 2, which was bought for $72,229,573;
  • Lot 70, known as Unit 7701, at One Barangaroo Crown Residences, 1 Barangaroo Avenue, Barangaroo, a 645 sqm residential apartment comprising 550 sqm on the entire level 77, including 2 covered terraces, plus a garage of 95 sqm, on basement level 2, was bought for $42 million and
  • Lot 32, known as Unit 6002, at One Barangaroo Crown Residences, 1 Barangaroo Avenue, Barangaroo, a north and east facing 316 sqm residential apartment including 2 covered terraces on level 60 with a 30 sqm car space for 2 cars and a storage area of 5 sqm, all on basement level 2, which was bought for $21.5 million.
