About This Project

The subject land is 16.44ha in total and extends from Franklin Av on the northern and eastern boundaries, Wattleup Rd to the south and the future Hammond Rd extension to the west. The land is zoned Urban, Other Regional Roads, Parks and Recreation and Development. The project will include the construction of civil works and services for the creation of approximately 384 residential lots, 1.43ha of Local Centre zoned land and will yield approximately 5000sqm of floor space to be leased. The project will provide interconnected and permeable road networks and 4 public open space areas that incorporate drainage, conservation and recreation functions. The town centre/neighbourhood centre will likely include a supermarket, cafe's, small specialty shops, and 5000sqm of retail/commercial floor space. The residential component will provide a variety of medium and high densities within approximately 384 lots, ranging from R30 to R80. The residential land will include approximately 2.376ha of R30 land which is expected to yield 79 dwellings; 1.527ha of land will be R40, yielding an expected 69 dwellings; 2.323ha will be zoned R50 and may yield 129 dwellings; 0.371ha of R60 land will yield approximately 25 dwellings; and 0.696ha of R80 land will likely yield 58 single and 82 multiple dwellings.
