About This Project

Works to include the construction of a mixed use development of 28 storeys comprising of a 6 star Ritz-Carlton Hotel on Lot 9 with residential apartments above & Lot 10 will accommodate predominantly residential uses with both sites including café/restaurant, retail tenancies & shared basement levels. Hotel: to be located on the lower levels on Lot 9 with a total of 204 hotel rooms provided including the Ritz-Carlton suite at level 18. The hotel will include high quality guest facilities, ground floor restaurants & bars, catering showroom, meeting rooms, main ballroom, junior ballroom with associated function spaces & back of house facilities, spa, fitness centre, gym, club lounge, swimming pool & landscaped areas. The podium level will include staff amenities & back of house facilities including ancillary offices, meeting rooms, training rooms, cafeteria, uniform store, nursing centre, male & female changerooms & laundry. The grand triple height foyer & entrance lobby will front Barrack St & a valet parking area will be provided as well as a porte-cochere accessed from the intersection at Barrack St & Riverside Dr & will exit north to Geoffery Bolton Av. Residential: to be located within the tower element & podium levels 3 & 4 (for more affordable dwellings) on Lot 10 comprising of 275 dwellings & upper levels of the tower on Lot 9 comprising of 104 dwellings. A total of 379 residential apartments are proposed (inclusive of 38 affordable dwellings) comprising of 110 x 1 bedroom, 182 x 2 bedroom, 82 x 3 bedroom & 5 x 4 bedroom dwellings. Communal residential facilities will be located on the podium roof levels of both buildings to include a gym, lounge, swimming pool & landscaped decked areas in both buildings. A double height foyer will be located on Lot 10 & a separate residential lobby will be provided on Lot 9. Commercial: to include ground floor tenancies on both Lots 9 & 10. The café/restaurant on Lot 9 forms part of the Ritz-Carlton Hotel development & tenancies on Lot 10 will be run by independent café/restaurant operators. A speciality retail tenancy will be located on the corner of Barrack St & Geoffrey Bolton Av on Lot 9. The ground floor tenancies will face towards the street, with alfresco areas & awnings included. Vehicle/Bicycle Parking & Building Services: to include 3 shared basement car park levels & podium level of the residential tower on Lot 10 with a total of 527 car park bays provided, comprising of 46 hotel & 481 residential car park bays along with 99 scooter/motorcycle bays. Bicycle parking to include 180 residential & hotel bicycle bays with additional visitor bicycle parking provided adjacent to the Geoffrey Bolton Av porte-cochere exit & between Lots 9 & 10 on Riverside Dr. Building services will be located within the shared basement & podium levels.
