The proposal is for alterations and additions to an existing commercial building. The proposed alterations involve retaining a commercial space on the ground floor fronting Parramatta Rd. Construction of 5 residential units, in a mixture of studio, 1 and 2 bedrooms units. 2 studio residential units are located above the commercial unit facing Parramatta Rd within the existing Victorian building. A new 3 storey building, separated from the building fronting Parramatta Rd includes a 1 bedroom unit and 2 x 2 bedroom units. An open air courtyard space in the middle of the site allows north facing light to enter the units at the front of the site. Works include: ground level - upgrade the ground floor facade on Parramatta Rd to allow for accessible entrance to the commercial unit and provide a separate accessible entrance to the residential units. Reconfigure ground floor space to provide 73m2 open commercial unit, with kitchenette, change area and an accessible toilet, and a separate garbage area for the commercial unit. New building at the rear of the site housing - residential unit storage rooms, separate garbage areas for the residential units, secure bicycle parking for 10 bicycles, 1 x 1 bedroom apartment with north facing terrace. Level 1 - creation of two studio apartments in the original building on Parramatta Rd. Both apartments open onto north facing terraces. Traditional style windows reinstated on the Parramatta Rd facade, double glazed/treated to provide acoustic and thermal insulation. 2 x 2 bedroom apartments located within the new building at the rear of the site. These are planned over 2 levels. Other works - the front façade will be restored, window mounted air-conditioning units removed, traditional style windows installed on the 2nd storey, restaurant signage removed, front windows on the ground floor replaced, and the building repainted. New entrances will be installed to both the commercial and residential units. Traditional elements such as corbelling, finials etc will be retained and restored. Reinstatement of a new awning over the footpath to match the awning on the adjacent building. Accessible entry is provided to the ground floor residential unit and the commercial unit. An accessible pathway is provided from Parramatta Rd through the building to the right of way at the rear of the site for the use of residents and visitors. Painted rendered masonary walls, timber windows & frames, aluminium windows & frames, timber balustrade, metal roof.
