Construction & use of the site as a concrete batching facility with capacity to produce up to 150,000m3 of concrete per annum (wet concrete has a density of approximately 2,350 kg/m3 as such this correlates to approx 352,500 tonnes of concrete per annum). The facility will comprise the following components: heavy vehicle entry via Euston Rd & exit via Burrows Rd (one-way internal system). Tippers (carrying aggregates), tankers (for cement and fly ash), and trucks carrying other inputs would be segregated from concrete agitator vehicles. Underground aggregate storage bins & associated conveyor systems connecting the bins with the batch tower. Batching tower where inputs are weighed and discharged into the concrete agitator vehicles, including an area for storage of additives & admixtures. Slump stand. Truck washout facilities. A 27,000 litre self bunded diesel tank An area containing tanks for the storage of collected rainwater. Site office and amenities located within the warehouse building. An administration building which will comprise a fitout of the existing commercial office space in the north-west corner of the site. Truck parking for 20 concrete agitator vehicles. An existing warehouse building currently occupies the site, it is proposed to modify the existing warehouse building to accommodate the development, including new access driveway & larger roller doors, new underground aggregate storage bins & a new concrete batching tower with 4 cementitious silos. The underground aggregate storage bins will be constructed within the existing warehouse building to a depth of approx 10m below ground level. Approx 61 carparking spaces, across 2 carparking areas.
