About This Project


Demolition of an existing residential hostel building on site, with these rooms essentially relocated within the main RACF building. Expansion of the existing RACF building, with the addition of 3 new wings to the multi-storey building, on the north, west & south sides. This expansion together with planned internal reconfiguration of the existing building, will provide a total of 98 aging in place beds with the RACF building. When considering the overall building, the GFA will increase by approximately 1,882sq m, resulting in a in a total GFA for the building of 4,880sq m. Conversion of an existing single storey building from accommodation to a new administration building for the facility. A new covered hardstand courtyard area will also be added on the north east side of this existing building. North Wing extension to RACF: - 2 storey addition for additional 16 new beds. First & second floor will each have 8 new bedrooms with associated ensuite, all accessed via a central corridor that joins to the existing building. Internal refurbishment works to existing RACF building as required for addition of the new North Wing. New sunroom at the end of the corridor to second floor will have exit doors accessing a new northern external courtyard. Exit door at end of first floor corridor will access a new western external courtyard with associated gardens. At first floor level, construction of a new retaining wall & boundary fence & new separate storeroom. New external fire exist steel staircase on eastern corner of the new northern wing. West wing extension to RACF: 3 storey addition, ground, first & second floor. Ground floor to have 9 new bedrooms with associated ensuite, all accessed via a central corridor that joins to the existing building. To all levels, a new corridor on the south west side of this new wing will link to new south wing extension. This corridor will also include new amenities & storeroom. Internal refurbishment works to existing RACF building as required for addition of west wing. Ground floor level this includes reconfiguration for new staff station with associated treatment room, lounge/dining room, lunchroom, locker room, toilets & offices. New external fire exist steel staircase on northwest side. South wing extension to RACF: 2 storey additional 24 new beds. Ground & first floor to each have 12 new bedrooms with associated ensuite, all accessed via central corridors linking this new wing to new west wing extension. Construction method for the building additions will be concrete slab on ground, suspended concrete slab to upper levels, double brick wall with textured coat finish & a timber framed metal clad roof. Carparking for 51 cars.
