Although the streets of the Melbourne CBD may be empty at the moment, developer, Argo Group, is looking ahead to the city’s future office needs.  On a site, with a former approved development application for a residential mix-use building, will now stand a $250 million office building. 

Previously to be a 26-level mixed-use apartment building at 204 King Street, the now larger site will include all properties from 204 to 230 King Street. The Argo Group is planning a 23-level office tower which will have 24,000 square metres of office space, outdoor terraces and a ground level park. Floor plates will vary from 700 to 1,000 sqm.  

Designed by architects, XO Projects, the development will incorporate the existing Great Western Hotel. The historic hotel is included on the Victorian Heritage Inventory, for its ‘potential to contain historical archaeological remains associated with the settlement and growth of early Melbourne.’ 

The sites were bought throughout 2019 for a total of $44.93 million by interests associated with Abraham Zelwer of Caulfield North and Nicholas Argyrou of Melbourne.
